It's always enlightening to head over to Rocky Mountain National Park and Grand Lake and watch and listed to the elk bugle. If you have never done this we highly recommend it as a right of passage.

Winter: Winter Park has long been famous for its winters, thanks to the popularity of Winter Park Resort, our local world-class ski area consisting of five separate mountains. The town's biking and hiking trails become cross-country skiing and showshoeing routes, along with the Valley's two renowned Nordic ski resorts Devil's Thumb Ranch and Snow Mountain Ranch offer a lifetime of recreation options.

Winter Park to Grand Lake Real Estate Market Update
The total inventory for Grand County is at its lowest since April 2008. And many of the condo listings are in the same complexes, for example there are currently 50+ condos on the market in the base village area, so different types of properties are lower than the total inventory indicates. This translates into a smaller pool of home choices for buyers, but it does increase the likelihood of finding a condo at a good price compared to two years ago.
For condos in the Winter Park Area, the 2008 median sales price JUMPED up to 38% over 2007, together with the total dollar sales up 61% and total number of listing up 16% combine for a STRONG SELLERS MARKET. In 2009 the median sales price DROPPED 33% from 2008, the total dollar sales volume went DOWN 70% and the total number of properties sold was also DOWN 56% indicating a STRONG BUYERS MARKET. With the number of new listings decreasing and the number of buyers decreasing it has put continued downward pressure on prices. Keep in mind that the average condo price is back to 2006 average prices in the Winter Park Area.
For residential properties in the Winter Park Area, the 2008 median price was barley UP over 2007, total dollar sales volume was DOWN 48% and sales DOWN 47%. New listings also fell by 6.9% during that time. In 2009 the median sales price was DOWN by 19% from 2008, total dollar sales volume also DOWN by 21% and total number of sales DOWN by only 2%. New listings FELL by 31.6% contributing to the decline in overall inventory. Remember that the average residential price is back to 2005 pricing in the Winter Park Area.
In 2010 we predict deals for buyers, just not very many of them. Developers trying to get properties off their books will continue to negotiate 35-50% off their pricing to get their inventory to a more manageable level. With still very few buyers out there, distressed sellers will have to continue to lower their price so that they are the most attractive to the few buyers out there. Sellers who can afford to ride out the market are waiting to list until the market recovers or withdrawing their properties, which will cause a continued decline in inventory. If buyer interest continues to strengthen (and we have seen a significant up-tick in showings) and inventory continues to shrink, we could start seeing a shift in the market. Interest rates will begin to climb, lets just hope not by too much.
