Pearl Vista Conservation Development is on a gorgeous 35 acre parcel of land with a mile boundary to the Roosevelt National Forest. Pearl Creek runs through the parcel and wildlife and nature are at their very best. Two building sites are completely developed with upscale homes: Pearl Vista-1 (7acres) and Pearl Vista-2 (5 acres) with Pearl Vista-3 available as vacant land or as a build-to-suit site (5 acres). The remaining 18 acres are platted into a non-development parcel which is currently assigned ownership to PV-1 but could be negotiated by the first buyer of a property on the Pearl Vista Conservation Development. By agreement with the county, further development in the conservation easement is possible for hiking trails, giving improved access to a woodland gazebo and the national forest, as well as a proposed series of trout ponds and waterfalls on Pearl Creek.
The 3 sites are completely private and physically isolated from each other, yet provide a small community of vacation home owners who will enjoy a mountain landscape of national forest that will never include any sign of other development.
This natural seclusion does not mean that Pearl Vista has the disadvantages that would normally come with such a level of isolation or remoteness.
The Pearl Creek neighborhood includes a 12 square block area with over a dozen other upscale homes architecturally blended into the natural contours of this mountainous area. Most are on 7-17 acre building sites with plenty of non-development land in between. A few are full year residences and the rest are vacation second homes for weekend or summer owners. The Pearl Creek Road Association maintains and plows Pearl Creek Road year round from Pearl Vista to the Beaver Meadows Family Guest Ranch 2 miles away where a five-mile stretch of County Road 73C reaches the Red Feather Lakes Village. Further development of this area will be limited by the individual owners of the twelve 35 acre parcels and the Rural Land Use Development of Pearl Estates. Pearl Vista will always be truly secluded without being isolated by its remoteness.
